The Manitouwadge Official Plan (OP) and Comprehensive Zoning Bylaw (CZBL) have come a long way! After extensive public consultation since the Fall of 2021, the Township of Manitouwadge has now released a draft Official Plan with a revised vision for town planning over the next 25 years and a draft Zoning Bylaw.

The Official Plan sets out the goals, objectives and policies to manage and direct physical change and the effects on the social, economic, built and natural environment of the Township.

The Official Plan consists of policies that guide things like:

  • Where housing, industry, offices, shops and roads should go;
  • What parts of Town will be the focus for growth and what that growth will look like (e.g. how tall will buildings be?);
  • How to promote, enhance and protect our stable neighbourhoods and heritage assets;
  • Which services and amenities (e.g. parks, schools, cycling paths) are needed and where they will be located; and
  • How to plan for the impacts of climate change and meet environmental targets.

The Manitouwadge draft Comprehensive Zoning Bylaw (CZBL) implements the Official Plan policies and regulates the use of land and buildings using zones.

The new Zoning Bylaw has been prepared under the requirements of Section 34 of the Planning Act and regulates the types of land uses and the character, height, location, size and massing of buildings for all lands within the Township. The Zoning Bylaw is the Township’s primary tool for implementing policies of an Official Plan, and translating high-level planning objectives and policies into detailed land use permissions including lot and building requirements. Zoning Bylaws provide a legal method to manage land use and development, while protecting from land use conflicts and potentially hazardous land uses in the Township.

    An Official Plan (OP) is a general land use and planning document, which outlines broad policy statements established by the Township and the province to guide the development of the Township.

    The Comprehensive Zoning Bylaw (CZBL) implements the Official Plan policies and regulates the use of land and buildings using zones. Both the OP and CZBL are considered to be legal documents.
